I, hereby known as renter, agree to rent from, Carl Wormood (& Becky Masaryk) hereinafter known as owner(s), the Vacation Property located at 10520 Spruce, Alta Sierra, CA 93285.
We accept payments and the security deposit via PayPal "family & friends". If payment is not received this way any service fees incurred will be renters' responsibilty.
If your reservation is made through one of our vacation rental website affiliates (HomeAway, Airbnb etc.) then the rental payment is due as described on that website.
***The Little Red Lodge has a maximum 6 guests occupancy. Prior approval fro more than 6 guests must be pre-approved by owner. There MAY be an added fee of $25 per guest per 2 night stay. Longer stays will be addressed individually. If it is determined that more than 6 approved guests are staying you will incur added fees that may be deducted from your deposit. .
Your security deposit is required to confirm your reservation. The security deposit is held during your stay and refunded within one week of your departure. Security deposit refunds are made after determination that upon departure you have left the unit and contents in the same condition they were upon arrival, and there are no outstanding charges i.e. extraordinary cleaning services, repairs, etc. that are not considered normal wear and tear, at which time it will be returned to you, less any charges, within one week from departure.
REASONS YOU WILL LOSE YOUR SECURITY DEPOSIT:
1. SMOKING INSIDE THE CABIN
2. NOT RESPECTING QUIET HOURS BETWEEN 9PM AND 9AM - AND I RECEIVE A COMPLAINT FROM A NEIGHBOR 3. OCCUPANCY OF MORE THAN 6 ADULTS SLEEPING AT THE CABIN (kids not included). FURTHER - GUEST IS 100% RESPONSIBLE FOR ANY FINES LEVIED BY KERN COUNTY CODE ENFORCEMENT FOR PROVEN OCCUPANCY OVER 6 ADULTS (visitors are allowed).
4. NO OUTDOOR WOOD FIRES ARE PERMITTED
5. DOGS MUST BE ON LEASHES AT ALL TIMES
AS PER THE COMMUNITYS' RULES.
(citations may be issued for which you will be responsible for payment)
Your rental payment must be paid in full no later than one week before your arrival date. Our website will automatically email daily payment reminders starting two weeks from your arrival date, until the rental charges are paid. Owners reserve the right to cancel your reservation if your rental payment has not been made one week prior to your arrival date, and if we have another guest interested in the same time slot. Your security deposit will be refunded in full if this occurs.
If your reservation is made through one of our vacation rental website affilates (HomeAway, Airbnb etc.) then the rental payment is due as directed on that website.
CANCELLATION & REFUNDS
31 days or MORE before your arrival date = Security deposit will be refunded less a $10 processing fee.
30 days or LESS before arrival = Forfeiture of entire security deposit, unless cabin is re-rented for an equivalent period.
All requests for credit card refunds as a result of cancellation are subject to a 3% processing fee, or $10, whichever is greater.
If your reservation is made through one of our vacation rental website affiliates (HomeAway, Airbnb etc.) then the cancellation policy is as stated on that website.
Check-in time = 3:00 PM
Check-out time = 11:00 AM
-- Any deviations from check-in or check-out times must have prior approval from manager -- or owner. Checking in earlier or out later may result in added fees if no PRIOR approval is given.
Keys are located in a lock box located on the front door of the cabin. Your access code will be automatically emailed to you by our website or texted after your final rental payment is made.

RULES & REGULATIONS
In order to preserve the integrity of the home, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to all the rules and regulations of the applicable Alta Sierra community and surroundings. Its property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property.

Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A. Occupancy exceeding the unit's maximum capacity of SIX (6) persons (NOT including minor children), or as you stated and paid for on the reservation confirmation, without prior permission. Maximum occupancy does not apply to daytime visitors you invite over, only to those sleeping in the cabin.
B. Use of tents, RV's, or any other outdoor sleeping accommodations on the property or the immediate vicinity without prior express permission from owner.
C. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
D. Causing damage to the premises rented or to any of the neighboring properties.
E. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
F. Unauthorized access and/or tampering of any storage facilities located on or within the premises. These facilities are NOT included in this agreement and are exclusively used by owner.
No outdoor wood fires are permited! The surrounding area is an extremenly high risk for forest fires!!!
Please respect our neighboring properties. Trespassing, consistent loud noises, poorly controlled fires or animals, or other actions that generate complaints from our neighbors will not be tolerated. Should we receive a complaint from a neighboring property, the following is how you will be notified:
You will be given a warning by phone. If a phone call is not successful, you will be visted personally by our manager/representative and be responsible for a $50 "call-out" fee which will be withheld from your security deposit.
If you receive another warning call or service call fee, you will be blacklisted from renting any co-op controlled cabin in Alta Sierra.
Authorities will be called to the property for Disturbing the Peace under Penal Code 415, and you will be required to vacate the property in addition to forfeiting all rents and deposits.
The property must be vacated by 11:00 AM on the date indicated in order to make it available for future guests. Unless otherwise extended with agreement from manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time. When checking out:
1. Turn off all lights and fans.
2. Lock all doors and windows.
3. Set thermostat to lowest setting.
4. Set refrigerator to lowest setting.
5. Please return the keys to the lock box and secure.
We do not provide telephone service in the cabin. Please be sure to bring your mobile phones. Be aware that the signal strength is not strong. WiFi is not available in Alta Sierra.
Replacement cost: $10 each
2 cars maximum. Parking is in front of the cabin and adjacent to the cabin as you're facing it, to the right. Do not park on the neighbor's property.
Dogs are permitted with prior permission from the owner. Cats are not allowed. Any pets found inside premises without prior permission, or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the renter's entire security deposit. Renter also agrees to accept responsibility for cleaning up all dog waste on property. DOGS MUST BE ON LEASHES AT ALL TIMES AS PER THE COMMUNITY'S RULES (citations may be issues for which you will be held responsible and possibly withholding of your deposit.)
Housekeeping service during an extended stay may be available for an additional fee of $30 per hour. You must notify the manager when you would like the housekeeping completed. Housekeeping includes washing towels, linens, vacuuming, and making beds. It does not include personal items such as clothing. This housekeeping service is optional, and in addition to the normal departure cleaning fee.
The property will be inspected, sanitized and cleaned after your departure. The $85 cleaning fee you have paid will provide for two hours of normal cleaning and all clean linens provided so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit.
ADDITIONAL TERMS AND CONDITIONS
Please understand that this rental property is located in the wilderness and it is impossible to meet everyone's expectations of cleanliness. Conditions such as weather, dust, insects, cob webs, rodents, and equipment failure is sometimes beyond our control, but we will do our best to meet your needs. Please notify the Owner of Manger immediately if conditions are not satisfactory. Unsatisfactory conditions, especially reported after the fact, are not necessarily reason for termination of this agreement or refund of your security deposit or rent.
By entering into this rental agreement, you hereby authorize the owners of the Little Red Lodge to assess charges to your $200 deposit for theft, excessive cleaning, or damages beyond normal wear and tear. In the event that theft or damage occurs, or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
